Different Types of ADUs

This is the classic backyard cottage ADU that you're probably already familiar with. It's the original version of the granny flat and it requires ample backyard space for construction.
According to regulations, this type of unit must be at least 6 feet away from the main building and located in the rear yard or at least 45 feet from the front property line. There are also regulations on the interior space, which depend on the size of your property. For instance, if your property is less than 9,000 square feet, your ADU's interior space cannot exceed 1,000 square feet.
However, if your property is larger than 9,000 square feet, your ADU's interior space can be up to 1,200 square feet. Additionally, there are guidelines on the maximum height for a detached ADU. If it's a single-story unit, it can have a maximum height of 18 feet.

If you're looking to build an ADU but don't have enough space in your backyard, another option is to build an attached ADU. This type of ADU shares a wall with your main home and can be a great way to increase your living area.
There are specific guidelines that must be followed for the interior space of an attached ADU. The interior must be no more than half the area of the main building, with a maximum size of 1200 square feet.
For example, if your main building has an area of 2000 square feet, your attached ADU can be up to 1000 square feet in size. However, if your main building has an area of 3000 square feet, your attached ADU cannot exceed 1200 square feet.

In addition to the aforementioned types of ADUs, there is another type worth considering - the Junior ADU (JADU). This is a detached construction that can be located adjacent to the main building. The maximum allowable area for a JADU is 500 square feet.
